Straight answers to the most common questions about modular multi-unit construction in Quebec.
Modular construction means manufacturing complete housing units inside a factory under controlled conditions, then transporting them to your site for rapid assembly. It's faster, more precise and produces less waste than conventional methods.
There are three main families of off-site construction. Volumetric modular delivers three-dimensional boxes that are 85% finished in the factory; that's what 8Module does. Panelized (2D) prefabrication delivers flat walls and floors that are assembled on site. Hybrid combines the two: volumetric modules for kitchens and bathrooms, panels for the rest. According to the Société d'habitation du Québec, the minimum construction cost for an affordable housing unit ranges from $280 to $325 per square foot in 2026, excluding land. That figure varies with the region, zoning, building complexity and number of units: a 24-plex spreads its fixed costs over more units than a 6-plex. At 8Module, the price is fixed* and locked in at signing, based on a feasibility assessment of your land.
Our pricing is fixed* and locked in when the contract is signed. No change orders, no surprises: your budget is confirmed before the first shovel hits the ground, and only force majeure can change the terms. The fixed price excludes land, excavation and transport beyond 100 km from Montreal or Quebec City. Early project costs (urban planning, architecture, preliminary studies) can be credited against the total price if you sign with us.
There are three real constraints. Transport limits module width and requires site access a crane can work with. Design decisions happen earlier: once factory production starts, changes are expensive. And financing has to follow a different draw schedule than conventional construction, since most of the value is created in the factory before anything reaches the site. In return, the schedule and budget become predictable, and quality no longer depends on the weather.
A typical multi-housing project goes from signed agreement to move-in ready in about 8 months for a 100- to 150-unit project; timelines vary with size. On-site assembly takes as little as 4 days for a 12-unit building. The speed comes from running factory and site work in parallel.
