Yes. Our 100+ unit programs are built for multi-phase delivery. Every phase uses the same platform and the same team, so quality and timelines stay consistent (with volume pricing).
You file the permit application with your municipality. We provide the technical documentation (engineering, plans, reports) your application needs. Municipal approvals are your responsibility — we support the process with the documentation you need.
While we don't manage grant applications directly, our sustainability credentials, fixed price* and project documentation are structured to support your applications for housing and green construction programs.
A 12-unit building is built and delivered in 60 days, with 4 days of on-site assembly. For a 100 to 150 unit program, plan on about 8 months. By comparison, a conventional project of more than 50 units takes 14 to 16 months, versus about 5 months with modular. Modules are built in the factory while the site is prepared.
The fixed price* covers turnkey delivery of the project, from factory production to key handover. Transport beyond 100 km is excluded from the fixed price* and is added based on distance. 8Module is based in Quebec, and we spell out these costs in the municipal project summary so the budget you bring to council stays complete and predictable.
We deliver multi-unit buildings of 6, 12, 24, 50 and 100+ units, in 3½, 4½ and 5½ layouts. Every building is CSA A277 certified and produces 50% fewer GHG emissions than conventional construction. A large program can be phased across several lots, with the same team and platform at every phase.
The price is fixed* and locked at contract signing: there is no change order or overrun to put before council along the way, except in cases of force majeure. The fixed price excludes land, excavation and transport beyond 100 km from Montreal or Quebec City. That is exactly what lets a council-approved budget hold until key handover.
